Golden Visa information policy

1. Scope

The Blue Door Properties Golden Visa guide is provided for informational purposes only. It does not constitute legal, tax, immigration, or investment advice, and it does not create a lawyer–client or advisor relationship between Blue Door Properties and any reader.

2. Sources & applicable law

The investment thresholds (€250,000 / €400,000 / €800,000) and geographic zones referenced in the guide are based on Law 5038/2023 (the Greek Immigration Code), Law 4251/2014 as amended, and the related ministerial decisions and circulars of the Greek Ministry of Migration and Asylum in force at the time of last update. Greek legislation may be amended without notice. For the authoritative current text, consult migration.gov.gr and the Government Gazette (FEK).

3. No legal or tax advice

Application of the law depends on the specific facts of each case (citizenship, family status, property type, intended use, source of funds, AML/KYC compliance). Before taking any action or committing funds, you must consult an independent lawyer registered with a Greek bar association and a certified tax advisor.

4. No guarantee of permit grant

Acquiring a property that meets the thresholds does not guarantee that a residence permit will be granted. The Greek authorities retain discretion (public order and security checks, anti-money-laundering review, incomplete documentation). Blue Door Properties makes no guarantee as to the outcome of any application.

5. Accuracy of listings

The “GV €250k / €400k / €800k” badge on listings is calculated automatically from the asking price and region as an eligibility indicator. Final eligibility depends on the notarial deed price, the property's planning classification, its intended use, and the rules in force at the time of transfer.

6. Taxes & costs

In addition to the purchase price, expect: 3.09% transfer tax, notary, lawyer, land-registry, residence-permit application fee (€2,000 per main applicant + €150 administrative fee, plus dependant fees) and biometrics. Amounts are indicative and subject to change.

7. AML / KYC & source of funds

All transactions are subject to Law 4557/2018 on anti-money-laundering. The purchase price must be transferred through a Greek bank account in the buyer's name and the source of funds must be fully documented.

8. Personal data (GDPR)

Blue Door Properties processes personal data in accordance with Regulation (EU) 2016/679 (GDPR) and Greek Law 4624/2019. See the “Privacy” page in the footer for the full Privacy Policy. You have rights of access, rectification, erasure, restriction, portability and objection; the supervisory authority is the Hellenic Data Protection Authority (www.dpa.gr).

9. Consumer rights

Reader-consumers retain their rights under Greek Law 2251/1994 on consumer protection. Complaints may be submitted to the Hellenic Consumer Ombudsman (www.synigoroskatanaloti.gr).

10. Limitation of liability

To the maximum extent permitted by Greek law, Blue Door Properties is not liable for any direct, indirect, incidental or consequential damages arising from use of the guide's information. This limitation does not affect liability for fraud or gross negligence, nor any non-waivable consumer rights.

11. Governing law & jurisdiction

This notice is governed by Greek law. The courts of Athens have jurisdiction over any dispute, without prejudice to mandatory consumer-protection provisions.
